Project Background
TKO Plaza (Mall) and MOS Centre (Mall), two of Hong Kong’s premier retail hubs hosting diverse retail and F&B tenants in their neighborhoods, have undergone a sustainability transformation led by Nan Fung Group (“Nan Fung”). By partnering with Neuron, Nan Fung successfully turned fragmented utility data into a unified digital ecosystem. Through real-time insights and automated intelligence, the malls now benefit from greater transparency, improved operational efficiency, and a robust foundation for data-driven decision-making.

To support this transformation, Neuron worked with Nan Fung to digitalize tenant-level electricity and water consumption, streamline the management of additional utilities such as Towngas, landfill waste, and recyclables, and replace manual processes with an integrated and reliable data platform.
Project Overview
The initiative centered on creating end-to-end visibility across tenant utilities by digitalizing consumption data and consolidating it into a single platform. Neuron deployed IoT-enabled electricity and ultrasonic water meters, onboard utility data, and applied automated intelligence to ensure data integrity and smooth day-to-day operations.
Complementing the IoT layer, Neuron also supported Nan Fung by integrating reported Towngas, landfill waste, and recyclables figures into the platform — allowing all key sustainability metrics to be tracked consistently in one place.
Scope of Services
1. Tenant Utility Digitalization (Electricity & Water)
Installation of IoT electricity meters and ultrasonic water meters enabled continuous, automatic tracking of tenant consumption with real-time visibility.
2. Unified Data Integration Across Utilities
Electricity and water data were seamlessly onboarded to the Neuron Platform. Additional tenant utilities — including Towngas, landfill waste, and recyclables — were also incorporated to provide a holistic view of sustainability performance across the malls.
3. Basic Intelligent Fault Detection (FDD)
Neuron implemented foundational FDD rules to maintain data accuracy and reduce manual checking. These rules detect anomalies such as data freezing, zero usage, negative values, offline devices, and water-meter signal issues.
Outcome & Insights
Holistic Sustainability Visibility
Nan Fung now has a consolidated view of tenant electricity, water, Towngas, waste, and recycling metrics — all within a single digital platform.
Improved Operational Efficiency
IoT automation and rule-based validation reduced manual meter reading, troubleshooting workload, and response time to anomalies.
High-Quality Data for ESG Reporting
Accurate and verified consumption information strengthens Nan Fung’s carbon accounting and supports broader sustainability objectives.

Conclusion
The TKO Plaza and MOS Centre digitalization initiative demonstrates how IoT and integrated data management can elevate operational transparency, efficiency, and sustainability performance. By consolidating electricity, water, Towngas, and waste-related insights through automated intelligence, Neuron has enabled Nan Fung to build a future-ready foundation for property management, tenant engagement, and sustainability excellence.
