About All Seasons Place
All Seasons Place is a mixed-use skyscraper complex in Bangkok, Thailand. It comprises the 210-metre (690 ft)-tall China Resources Tower (also known as the China Resources Center or CRC Tower) and four smaller buildings that surround it: two office towers (M Thai Tower and Capitol Tower), a residential condominium (All Seasons Mansion) and the Conrad Bangkok hotel. The complex is operated by All Seasons Development, a joint-venture established between Hong Kong–based China Resources and Thai real estate developer M Thai Group. CRC Tower was the fifth-tallest building in Thailand at its completion in 2002.

Project Overview
Our team successfully delivered a Digital Twin solution for the building, designed to demonstrate its smart building capabilities to the management group. As part of this transformation, we replaced the dated technology Building Management System (BMS) controller with a smart controller powered by the Neuron platform. This upgrade enabled intelligent HVAC optimization with a primary focus on energy efficiency, targeting 8 – 10% electricity savings in chiller operations.

- Replaced the obsolete BMS controller with a Neuron-based edge computing device, allowing localized, on-premise control without mandatory cloud dependency.
- The new controller embedded with CPU edging computing capabilities enables autonomous decision-making at the edge, reducing latency and enhancing reliability.
- Retained compatibility with Neuron Cloud’s AI functionality for advanced energy-saving analytics.
- Energy Optimization & BMS Reactivation
- Focused on HVAC chiller control, leveraging real-time data to automate and optimize performance.
- Reactivated the building’s BMS functionality, ensuring seamless integration with the new controller.
- Overcoming Challenges
- Language Barriers: Coordinated effectively by overcoming language barriers between Neuron project team and local execution unit, ensured smooth project execution by addressing essential technical problems.
- Legacy System Limitations: Mitigated constraints on static temperature settings by activating the Variable Speed Drives (VSDs) to achieve higher energy efficiency.
- Maintenance Gaps: Eliminate the need for human intervention in controller maintenance to prevent operational inefficiencies.
Outcomes & Insights
- Achieved immediate smart building functionality post-controller replacement.
